Job Summary
The Head of Acquisitions & Development leads Savoy’s investment pipeline from first look through closing, partnering tightly with construction and operations to validate feasibility and underwriting before capital is deployed. This role owns sourcing, underwriting, investment committee materials, and transaction execution across heavy value-add acquisitions and ground-up development in high-growth infill locations.
Responsibilities
Originate and expand deal flow through broker relationships, direct-to-owner outreach, and Savoy’s local network.
Lead underwriting for acquisitions and developments, including assumptions, sensitivities, downside cases, and return profiles.
Coordinate early feasibility with in-house construction and operations (scope, schedule, CapEx, unit turns, leasing/ops assumptions).
Drive the transaction process: LOI, PSA negotiation support, diligence management, financing coordination, and closing.
Partner with entitlement and development stakeholders on site selection, zoning/approvals strategy, and execution planning.
Prepare and present investment committee memos, deal narratives, and risk mitigation plans.
Maintain a high-integrity pipeline: tracking stages, next steps, probability-weighted forecasts, and lessons learned.
Build and lead a high-performance acquisitions/development team over time.
Requisites
8+ years in multifamily acquisitions, development, or private equity real estate (Texas experience strongly preferred).
Proven track record closing transactions (heavy value-add and/or development).
Strong underwriting and market analysis skills; comfort presenting to investment committees.
Ability to lead cross-functional execution with construction and property management teams.
Strong negotiation skills and contract/diligence fluency.
High ownership mindset; disciplined, low-ego operator.
